A new year – and a host of new places in which people can live, work and play
For over 30 years, Urban Splash has been shaping sustainable neighbourhoods across the country – vibrant places filled with great people, thoughtfully designed homes, and workspaces that meet the needs of modern living.
As we come to the end of 2024 and head into a new year, we’re buzzing with excitement about the projects on the horizon. From housing-led neighbourhoods in the Lake District to a transformative city-wide strategy in Swansea, South Wales – and plenty of exciting ventures in between – 2025 promises to be a good one.
Here, our Managing Director for Development and Residential Guy Ackernley, shares a sneak peek at what’s ahead.
We’re stepping into the new year with a fresh wave of projects, each designed to create sustainable, vibrant places that stand the test of time.
At Urban Splash, we’re all about long-term commitment, creating homes and neighbourhoods that don’t just meet today’s needs but thrive for generations. It’s a big ambition, but with our great team of Urban Splash colleagues, architects, designers, and supply chain partners – not to mention our longstanding public and private sector collaborators – we’re ready to deliver.
Here’s a glimpse at some of the exciting projects in our pipeline:
Swansea, South Wales
Working with our friends at Swansea Council, we recently unveiled our vision for City on the Beach – a bold plan that brings together seven sites across the city.
Part of phase one of the proposal, known as Swansea Central, has recently obtained planning permission and will feature a five-storey, 47,964 sq ft public sector hub building to include shops and restaurants at ground floor level, and commercial office spaces on the upper floors. This site will be followed by the remodelling of the Swansea Civic Centre site to deliver a new City Waterfront district for Swansea, anchored by its beachfront.
Further developments include The Hafod Copperworks which will establish the area as a destination for active leisure and heritage-led visitor attractions. There’s also St Thomas – a riverside wildlife corridor featuring green homes, Sailbridge – a modern coastal community close to the city centre and Oxford Street – a mixed-use city centre development.
Orrest Head Farm, Windermere
In partnership with the National Trust, we’re transforming a nine-hectare site next to Windermere Train Station as part of the Windermere Gateway Project.
This ambitious initiative, designed to secure a vibrant future for Windermere, includes new pedestrian routes, cycle connections, and transport upgrades. With planning approval for the transport works already in place, we’re now moving forward with our housing proposals.
Cole Brothers, Sheffield
This Grade II Listed landmark holds a special place in Sheffield’s heart. A former department store that’s employed many a Sheffielder, it’s now on the cusp of a new and exciting existence, with our team determined to bring it back to life as a vibrant, mixed-use space.
Our plans for Cole Brothers include cafés, restaurants, shops, leisure facilities, and flexible workspace – all designed to complement the Council’s Heart of the City vision. You can see more of the details on the link below.
Campbell Park, Milton Keynes
Campbell Park is our first development in the South East, and it’s a showstopper.
Located next to a 100-acre public park and the Grand Union Canal, we’re working in partnership with Manchester-based Glenbrook to create a modern garden city that blends green spaces with high-quality homes and workspaces. Designed around people, not cars, this 50-acre site is packed with pockets of greenery, creating spaces for play, exploration, and wildlife.

New Islington, Manchester
Our long-term transformation of New Islington continues into 2025.
Once a neglected site, it’s now a thriving, award-winning neighbourhood that’s the culmination of almost 20 years of investment and collaboration with multiple partners. The result is hundreds of homes, a park, a school, a marina, and some very cool independent bars, restaurants and other businesses lining the waterfront.
This year, we’ll begin the final phases, adding two new blocks of rental homes along the marina, and you can find out more about them on the link below.
Park Hill, Sheffield
We’re also nearing the finish line at the Grade II Listed Park Hill, one of our most iconic (and twice-Stirling Prize nominated!) projects.
So far, we and our partners Places for People have delivered 455 homes, 356 student beds, 50,000 sq ft of workspace, and extensive green spaces here, and this year, we’re kicking off two further phases. Phase four comprises 125 apartments, public realm enhancements, EV charging, and bike storage, while phase five will offer 105 new homes and 2,000 sq ft of commercial space for local businesses.
Park Hill is already buzzing with activity, home to amazing brands like South Street Kitchen, The Pearl, and Grace Owen Nursery – and it’s only going to get better.
Port Loop, Birmingham
Places for People are again our partners at Port Loop, where we’ve successfully collaborated to establish a new canalside community filled with three phases of houses and a one-acre public park.
But we’re here for the long term, with much more to be done, and in 2025 we will welcome our first residents to the Mansion House apartments – a set of newly-completed homes overlooking the canal.
We’ll also continue creating homes, and spaces that prioritise community and connection.

From city-wide transformations to neighbourhood-defining projects, 2025 is set to be an exciting year for Urban Splash. We’re proud to keep pushing boundaries, creating places where people can live, work, and play – all with sustainability, design, and community at the heart of everything we do.
