We’ve spent over 30 years developing award-winning spaces from regenerated mills to a Brutalist icon, applying innovation and breathing new life into forgotten spaces where businesses of all shapes, sizes and types can thrive.
Commercial Lettings Manager, Nicky Harries, explains how our flexible approach to workspace – through both space design and leasing terms – helps to attract and retain customers across our UK-wide portfolio.

Flexibility at its finest
“We’ve always taken a pioneering approach to workspace, creating truly flexible communities in which everyone – from the aspiring start-ups to the well-established multinational brands – can base their business. Our workspace spans the UK in cities such as Manchester, Liverpool, Plymouth, Sheffield, Bradford and beyond. Each space and customer is different and we treat them as such, always remaining agile in our approach.

“Our workspace is customisable at every level; our floorplates can be adjusted to suit specific requirements, with furnished and non-furnished options available, alongside offering flexible leasing terms. We offer our customers arrangements that work for them, whether that’s one to two desk spaces through to more formal, long-term deals.
“We’re known for providing more than just the average workspace. Many of our workspaces include high-quality facilities such as showers, secure bike stores and breakout spaces to support work-life balance within prime locations in vibrant city centres with excellent transport links. We’ve always been a brand for people wanting more than just workspace and we intend to keep it that way.”

“We’ve got over 30 years’ experience in supporting our commercial customers and making sure they have everything they need to thrive. But the work doesn’t stop there. In 2024, we completed deals on 87,000 sq ft of space, welcoming new tenants and extending leases with existing customers.
“The News Café, taking its inspiration from the legendary News Café in Miami beach, joined our Royal William Yard site in Plymouth in summer 2024, offering everything from coffee to cocktails, early morning breakfasts, late-night nibbles and everything in between. Our portfolio is extremely diverse, covering everything from traditional offices to vibrant restaurant, leisure and retail spaces.

“There’s something special about helping our customers grow and expand within our portfolio. Just recently, Seven20 trebled its space at Vanilla Factory in Liverpool and digital media experts, KOMI, moved from Beehive Mill in Ancoats to a larger space in Waulk Mill, facilitated by our flexible leasing approach.
“We also understand that requirements and preferences change over time, and we do our best to support our customers whatever their journey. After spending six years at Boat Shed in Exchange Quay, the Association of Liberal Democrat Councillors has recently moved to Beehive Mill in Ancoats to better suit the next phase of their growth. The diversity of our portfolio allows our customers to move quickly and efficiently with minimal hassle so they can focus on the day-to-day running of their business.”

A blueprint for the future of work
“It’s no secret that the needs of modern businesses are constantly changing, and this is most apparent in the way our customers are choosing to approach office-based working.
“In Liverpool, we’ve worked with a-nd interior designer, Abigail Carpe, to create a new show office to provide customers with a toolkit for the workspaces of tomorrow, showing how thoughtful design can support modern working practices.

“The show office layout challenges the office stereotype; here, we’ve banished the sterile corporate office and instead featured specific zones to accommodate different types of work. We’ve got sofa areas for informal meetings, collaborative tables and traditional desk spaces to suit different tasks and ways of working.”

In it for the long haul
“We’re working on continually improving our spaces across our portfolio to continue making our spaces great places to come to work.
“Recent investment at Waulk Mill in Manchester has seen us undertake signification renovations, including a collaboration with artist Ben Rousseau, to introduce a striking light feature in the entrance to the building.

“Next on our list is Matchworks in South Liverpool where we will be creating more flexible workspace, furthering our commitment to creating and managing high-quality workspace in the region and beyond. Plans are also underway for commercial spaces at Cole Brothers in Sheffield – watch this space for more on this one later in the year.”
