Urban Splash is renowned for creating award-winning homes across the country, but did you know we’ve got a brilliant in-house residential asset management team overseeing them?
From helping customers buy or rent, to handling maintenance, property management, and more, our 17-strong team ensures every aspect is expertly handled. Managing our expansive portfolio across eight UK cities, they achieved an impressive 344 new move-ins this past year and maintained occupancy rates of over 96%.
At the helm of this team is David Morgan, associate director and a valued Urban Splash colleague with more than 20 years’ experience. Here, he shares his thoughts on the team and the work they do.
Urban Splash has evolved so much in the two decades I’ve been here, particularly in the residential management side of things.
When I started back in the mid-2000s, my role was all about selling homes. It was a pre-credit crunch world, where buying off-plan was the norm. Fast forward to today, and things couldn’t be more different. We’ve grown into a full-scale residential asset management team, focusing on delivering great customer service and supporting everyone from buyers and renters to landlords, taking care of sales and letting to property management and rent collection.
Our amazing team
Our 17-strong team delivers what I like to call a full 360-degree service. From our on-site consultants and managers who sell or let our homes, to our property management team (which I call our “V12 engine room”) who handle everything from maintenance, renewals, and parking, to deposits and compliance.
We’ve even got two fantastic on-the-ground maintenance colleagues who keep our homes in top condition. They’re the heroes who step in when things need fixing, helping to make life as smooth as possible for our residents.
Together, we manage over 970 homes, in which over 1,800 customers live. That number’s set to grow with new developments coming to Leeds and Sheffield as part of the Urban Splash Residential Fund.
A great quality product
We’re seeing such strong interest because of the quality of our homes – they’re beautifully designed, located in vibrant cities like Manchester, Birmingham, and Bristol, and perfect for the post-pandemic city dweller. Think bright, airy spaces for working and relaxing, surrounded by green spaces and anchored by a strong community spirit.
Take New Islington in Manchester for example, where our homes sit alongside Cotton Field Park and the Marina, with its bars and restaurants. Or Port Loop in Birmingham, bordered by canals and a park, offering high ceilings and spacious interiors perfect for work and play
Supporting buyers and renters
Our team works closely with customers throughout their home-buying journey, ensuring everything runs smoothly. Once they move in, we’re still here, offering ongoing support whenever it’s needed.
For renters, we’re just as hands-on. Renting has grown massively for us, and we’re proud to provide high-quality homes that are accessible and flexible, with options like deposit-free tenancies and adaptable leases. We’re shaking up the rental market with a more customer-friendly approach.
Our customers can also rest easy knowing their homes are not just brilliantly designed but safe, with our compliance process covering everything from EPCs and gas checks to fire safety, giving peace of mind to both tenants and landlords.
Embracing technology
Technology plays a big part in how we support our customers, and the pioneering approach found across Urban Splash is also evident in our team.
Our Salesforce CRM system helps us manage real-time customer interactions, while our Ark app connects residents with their local communities, fostering that all-important sense of belonging.
Looking to the future
This part of Urban Splash is growing rapidly, driven by our passion for creating amazing places to live and providing a service that supports residents throughout their journey.
We’re the first and last contact for every Urban Splash customer, and we want to make sure that everything in between is as smooth and enjoyable as possible. After all, this is about more than just homes – it’s about creating great experiences and lasting memories.
