Urban Splash and Places for People release prices for phase 2 homes at Park Hill
The award winning joint venture between Urban Splash and Places for People release prices for the first homes to go on sale in Phase 2 of Park Hill. These will include; one bed from £135,000 two bed from £160,000 and three bed from £195,000. Homes will go on sale on Saturday 29 February. The first residents are expected to move in summer 2021. There will be a total of 195 homes and 20,000 sq ft of mixed-use commercial space in Phase 2.
Guy Ackernley, on behalf of the joint venture partners, comments: “Judging from those who have registered their interest we expect a busy day on 29 February. We’ll have a revitalised Sales Office up and running by then with a new Park Hill model and VR experience. Phase 1 is fully occupied and it’s rare a home comes up for sale.
Existing residents who rent in Phase 1 now want to now buy in Phase 2 and those who currently own in Phase 1 are looking to encourage other members of their family to buy in Phase 2, or want to trade up. The homes in Phase 1 have increased in value and now Park Hill is seen as a place that offers community, a great location and value for money for city centre living. The homes are true to the original building so as well as buying a place that reflects contemporary living and demands it is also a slice of heritage with character and history.”
Chris Dyer, Chair of Park Hill Residents' Association comments: “I returned to the UK after working in Spain and wanted to take advantage of what the city has to offer. I lived in London for 20 years and promised myself if I ever lived in a city again, I would live in the middle. A friend said look at Park Hill - they looked around a few years ago and were impressed. There's a cafe/restaurant on the ground floor that does great coffee and food. It's two minutes from the bus and train station and 10 minutes from the M1. I didn’t look at anything else, other than on-line.
“Basically it was the difference between living somewhere with history and heritage that had been designed and envisioned as an ideal, with light and space, and a generic shoe-box behind a factory facade. The two other important criteria were loads of natural light and the view, although this is also a downside as you can find yourself staring out of the window for hours.”
The homes have been designed by Stirling Prize winning architects Mikhail Riches and will include 1, 2 and 3 bed flats and 2 bedroom townhouses retaining the duplex and double aspect layout with balconies.
The Sales Office in Phase 1 is being refurbished and will open late February. It will have a new Park Hill model of the whole site and plans of the accommodation available in Phase 2. The first release of homes in Phase 2 will go on sale on Saturday 29 February. Interest is expected to be high as there is a long waiting list from prospective buyers.
The mixed-use commercial space will provide the opportunity for a variety of offices and workspaces, as well as a new café or restaurant and terrace.
