Urban Splash completes 30,000 sq ft of deals
Award winning regeneration company Urban Splash has announced deals on 30,000 sq ft of space across its North West portfolio.
Deals include almost 8,000 sq ft of lettings at the Tea Factory in the Ropewalks area of Liverpool; having undergone phase one refurbishments in the spring, the building has attracted a wave of new occupiers including record company 3 Beat, business software developer Yozu and RW Invest North Limited. Spaces, the co-working community who moved into Tea Factory last year, has also signed up businesses into the building with 66% of their desks now let.
Now, a second round of works is underway to further improve communal spaces at the Tea Factory, with part of the ground floor space under offer with a soon-to-be announced leisure operator.
Nicky Harries, commercial manager for Urban Splash explained: “One of our original transformations, the Tea Factory occupies a great location in the vibrant Ropewalks area of Liverpool. It’s long been loved as a great building, but we wanted to inject a few more contemporary aesthetics and facilities to help broaden the appeal to all businesses.
“I’m delighted that the investment has had such an impact – taking our building from 45% to 95% let.”
Other successes in the past month include almost 4,000 sq ft of space let at the Vanilla Factory; neighbouring Tea Factory the building has now welcomed tenants including Mowgli Street Food, who’ll operate their restaurant back office operations from a 1,570 sq ft unit, Modularize construction projects and Property Moose Limited who have upsized from an existing space at the scheme.
In Manchester meanwhile, the company has now fully let Waulk Mill having recently agreed a deal on the final vacant unit with J2 Recruitment Consulting. At Schoolhouse in Trafford Park, People Solution Group will move into the building, while existing tenants One Agency Media Ltd have upsized their space, leaving just one unit remaining at the scheme.
Concluded Nicky: “We are revered as a flexible, approachable landlord, which is why we are regularly able to report a high volume of deals to businesses of varying sizes. I look forward to welcoming more companies into that mix as we unveil new space like Beehive Mill in Manchester and the Boat Shed in Salford Quays, which we have recently brought to market.”
