Urban Splash secures 13,000 sq ft of Liverpool lettings

The deals include existing tenants Sure Maintenance and the RIBA both extending their leases with Urban Splash.

The RIBA has announced that it will upgrade to a unit in excess of 3,700 sq ft at the Tea Factory while mechanical and engineering business Sure has announced that it will take a 7,020 sq ft unit, increasing its space by an additional 2,000 sq ft. The deal means that more than 16,000 sq ft of space has been let at the impressive Matchworks development – which offers managed office, studio and light industrial space – since June.

Both deals follow a trend of tenants growing their businesses within the Urban Splash portfolio as commercial manager Nicky Harries said: “There is a lot of competition in Liverpool and I think we manage to retain tenants because we show an innate understanding of the businesses who make our buildings their home. Our approach is to work with them as they grow, something supported by our simple lease structures and general flexibility.”

Meanwhile, a raft of new tenants has also joined the Urban Splash portfolio. YFR Ltd, a fundraising direct sales and marketing business, has established its first ever Liverpool office at a 741 sq ft unit at the Slater Street Studios, while Total Marketing UK Ltd move from Lodge Lane to a 1,507 sq ft unit at the Vanilla Factory.

The Urban Splash letting success over the summer bucks the trend experienced by many commercial landlords in the city as Brian Ricketts of Liverpool agents Hitchcock Wright added: “Liverpool continues to be a challenge for commercial landlords however Urban Splash continues to buck the trend by delivering well designed, impressive spaces and understanding its tenants’ needs We have more deals on the horizon with them and look forward to announcing them as we work our way through the autumn.”
